0 E Mineral Koleen Road

Owensburg, IN, 47453

  • Price $1,899,900
  • MLS #202439134
Great opportunity to own a large tract of timber ground. This property is located in a very desirable location where you can enjoy country life but still only a short drive to town or work. Minutes from I-69, 20 minutes from Bloomington and only 5 minutes from Crane Naval. Property has road frontage from two areas off of Mineral Koleen Rd. A recent selective timber harvest was done and has added some nice trails to the property along with a main gravel road that meanders through this beautiful forested ground all the way through the property allowing access to all parts of the property and to the separate tracts that are being offered. This property is home to an abundance of wildlife. Awesome ground for deer, turkey, small game and morel mushroom hunting. This tract is large enough to be able to manage a deer heard and grow monster bucks. Several areas would make excellent spots to add in some food plots and have a dynamite hunting property. A nice pond, several brooks, and a creek run through the ground providing a water source for the wildlife. Property is also being offered as 11 separate split tracts, see maps for different tracts. Opportunities like this seldom come along. Call to schedule your own private showing.

Frequently asked questions

What is the Difference between Sale Price & Assessment?
Here is one of the most commonly asked questions at Assessment Notice time: We recently purchased a property, why is it assessed at a different price then the purchase price? This could be due to a couple of reason: First, the motivation of the buyers and sellers can affect sale price. Therefore, when very similar properties are sold during the same time frame, a range of sale prices can result. The market value assessment reflects sales in the middle of this range of prices. As a result, the assessment could be higher or lower than a specific selling price. Second, market values may have changed between valuation day and the date you made your purchase. For example, in some areas, market values have increased since January 1. If this has happened in your area and you  have only recently purchased your property, it is possible that your assessment, while representative of your type of home 3 or 4 months ago, will be lower than your purchase price. The purpose of the assessment roll is not to reflect a single sale price, but to assess all properties at market value on the same valuation date, so that taxation is fairly and uniformly shared.
